Services Tender Specification and Analysis: Read and understand the tender documentation and drawings. Contact relevant consultants and design team members to gain an in depth understanding of the requirements and give them the assurance that we are the team they are looking for. Site visits. Analyse M & E Tender returns from prospective Contractors for accuracy and compliancy. Suggest alternative value engineering ideas where possible and highlight potential problems. Offer comparisons between tenders to demonstrate the best offer. Utilities Management: RBS has regular dealings with the many different supply authorities and associated companies. Applications for all utilities can be made. Quotations progressed. Complex procedures can be followed. Continued liaison where necessary. Design Co-ordination Duties: At the early stages of a contract it is essential to gain a full understanding of the client requirements. In order to do this we chair initial design development meetings with the client, professional team and contractors, which not only allow us to understand the project, but also the end user requirements. This gives the client the assurance that they are in good hands and that they will get the service and end result that they require. Following these initial meetings the design will be developed sufficiently and understood by all parties. Meetings would continue in the form of Co-ordination Meetings with all necessary contractors being involved to discuss relevant issues regarding the services loadings, pipe sizing, filtration, programme sequences, etc. to ensure the necessary drawings, documentation, samples and programmed works are being progressed as agreed at Tender Stage. RBS will then closely monitor installation works on site to ensure these meet the relevant British Standards, quality, specification and drawings. Regular Progress meetings with the contractors are chaired throughout the duration of the contract. These meetings encompass the monitoring of procurement and delivery programmes, main installation programmes, technical queries, method statements, Quality and Health and Safety issues.
Commissioning Management: RBS will ensure that the development of the commissioning process is efficiently handled early on in the contract. The commissioning method statements are developed, issued for comment and a programme developed. A series of commissioning meetings will be chaired prior to the commencement of this process to ensure that all parties including the Consultants understand the detail. These meetings will continue throughout the period until the witness testing is satisfactorily completed and the contract is handed over. With regard to Operation and Maintenance manuals, RBS ensure that the contractor produces the correctly formatted draft manuals and record drawings for comment as early as possible. These drafts will be issued with all technical dialogue included. Final issues to be released on project completion. Mechanical & Electrical Quantity Surveying & Financial Reporting: - Prepare M & E accounts from initial stages to final account. - Check measures on site and report. - Check M & E variations. - Technical advice available. Snap Shot Programme Reporting: RBS are willing to simply visit a site on a regular basis and take a ‘snap shot’ view of the M & E Services Installation against the Main Contractors programme to hi-light any potential areas where issues could arise. Supporting BREEAM Applications: As many projects are now required to meet particular levels of BREEAM compliance, RBS can support this by co-ordinating and managing the production of supporting evidence required for the M & E elements of the construction. Where the project requires the production of a ''Building Users Guide'' which has simplified occupier friendly requirements distinct from those a Log Book or an O&M manual, then RBS can co-ordinate, manage or produce this document.
